Short answer: Tathwade is a residential locality in West Pune, inside the Pimpri-Chinchwad (PCMC) belt, sitting between Wakad to the east and Kiwale to the west. It is roughly 6 km from Hinjewadi Phase 1 — closer than Kiwale or Ravet — which is why flats in Tathwade command a premium over its western neighbours while still costing less than Wakad.

Tathwade is the quietest of West Pune's four growth corridors, and in our experience the most underrated. It does not have Kiwale's launch volume or Ravet's commercial highstreet, but it has something neither can claim: it is the closest of the three to the Hinjewadi IT belt. We have been building here since 2011, and this is the honest picture.

Where is Tathwade in Pune?

Tathwade — also commonly spelled Tathawade — is a locality in the north-west of Pune district, Maharashtra, administered by the Pimpri-Chinchwad Municipal Corporation rather than the Pune Municipal Corporation. Both spellings refer to the same place, and you will see them used interchangeably in property listings, government records and on maps.

Its boundaries are easy to picture if you know West Pune: Wakad lies to the east, Punawale to the north-east, Kiwale and Ravet to the north-west, and the Hinjewadi belt to the south. The Mumbai-Pune Expressway runs past its western edge. For registration and postal purposes the address reads Tathawade, Pimpri-Chinchwad, Pune, Maharashtra.

Tathwade to Hinjewadi Distance and Drive Times

The Tathwade to Hinjewadi distance is approximately 6 km to Phase 1 — around a 12 to 15 minute drive outside peak hours. That is the single most important number for anyone buying here. Approximate road distances and drive times from Tathwade:

  • Hinjewadi Phase 1 (Rajiv Gandhi Infotech Park): approx. 6 km — 12–15 minutes
  • Hinjewadi Phase 3: approx. 9 km — 18–22 minutes
  • Wakad: approx. 5 km — 10–12 minutes
  • Kiwale: approx. 3.5 km — 8 minutes
  • Ravet: approx. 4 km — 8–10 minutes
  • Mumbai-Pune Expressway entry: approx. 5 km — 10–12 minutes
  • Balewadi High Street: approx. 8 km — 15–20 minutes
  • Chinchwad / PCMC commercial belt: approx. 10 km — 18–22 minutes
  • Pune International Airport: approx. 33 km — 50–65 minutes

Distances are approximate by road and drive times vary with peak-hour traffic, particularly on the Wakad–Bhondve Corner stretch. Note the comparison that matters: Tathwade is roughly 2 km closer to Hinjewadi than Kiwale and 3 km closer than Ravet. Over a daily two-way commute that compounds into real time saved.

Flats in Tathwade: What Buyers Actually Get

The Tathwade market is dominated by mid-rise and mid-to-premium apartment projects rather than large townships or plotted layouts. Plot sizes here are smaller and more fragmented than in Kiwale, which means fewer 500-unit launches and more carefully designed buildings of 40 to 120 units. For buyers that cuts both ways: less amenity scale, but lower density and faster possession.

2 BHK Flats in Tathwade

The 2 BHK is the volume configuration here, driven by first-time buyers and IT couples working in Hinjewadi. Typical formats run from compact two-bedroom layouts aimed at investors and young buyers, up to larger 2 BHK units with a dedicated utility area and a full-width balcony. When comparing, ask for carpet area under RERA rather than built-up or super built-up — it is the only number that is legally consistent between projects.

3 BHK Flats in Tathwade Pune

The 3 BHK segment is where Tathwade competes hardest with Wakad. Families upgrading from a rental or a first 2 BHK find they can get a genuine three-bedroom home here — with parking, a balcony and full amenities — for meaningfully less than the equivalent in Wakad or Baner, while keeping the same Hinjewadi commute. Look for whether the third bedroom is a real bedroom or a study-sized room counted generously.

What Actually Determines Price in Tathwade

Rather than quote numbers that go stale within a quarter, here is what moves the price of a flat in Tathwade between one project and the next:

  • Distance to the Hinjewadi approach road — a two-minute difference in commute is priced in
  • Carpet-area efficiency: the ratio of usable carpet area to what you are paying for
  • Floor rise and whether the unit faces open land, a road or an adjacent building
  • Amenity depth — a real clubhouse and podium parking cost more than a token gym
  • Construction stage: under-construction inventory is cheaper than ready possession, at the cost of waiting
  • Builder track record, which shows up in resale value five years later

Tathwade vs Wakad: Which Is Better to Invest In?

This is the comparison most buyers in this corridor are actually running, so here it is directly. Wakad is the more mature market; Tathwade is the better value. The choice comes down to whether you are buying a finished neighbourhood or buying into one.

  • Price per sq.ft — Tathwade is meaningfully lower than Wakad for a comparable specification, which is the core of the case for buying here.
  • Hinjewadi commute — near identical. Both sit inside a 15 minute drive of Phase 1, so you are not trading away commute for price.
  • Social infrastructure — Wakad wins clearly. Established retail, restaurants, hospitals and schools. Tathwade is still filling in.
  • Congestion — Tathwade wins. Wakad's main roads carry far heavier traffic and parking pressure.
  • Rental demand — Wakad is stronger and more liquid today. Tathwade's rental pool is growing but thinner.
  • Appreciation headroom — Tathwade has more, precisely because Wakad has already repriced.

The short version: if you need the neighbourhood to be complete on day one, buy Wakad. If you are willing to hold five to seven years while the infrastructure catches up, Tathwade is the better risk-adjusted entry.

Is Tathwade a Good Place to Invest in Pune?

For a 5–7 year horizon, yes — with conditions. The case rests on three things that are already true rather than promised: it is the closest of the West Pune corridors to Hinjewadi, it sits under PCMC and PMRDA planning rather than unregulated growth, and it is priced below Wakad and Baner for the same commute.

The risks are equally real and worth stating plainly:

  • Social infrastructure lags Wakad by several years — you are buying ahead of the retail and dining that make a neighbourhood feel finished
  • Land parcels are fragmented, so project quality varies more sharply between builders than in master-planned pockets
  • Rental liquidity is thinner than Wakad, which matters if you are buying purely for yield rather than appreciation
  • Like all of West Pune, the appreciation curve is partly tied to the Pune Metro Line 3 timeline

Tathwade rewards buyers who are patient and selective about the builder. It is a poor fit for anyone who needs immediate rental income or wants a finished neighbourhood today.

What to Check Before Buying a Flat in Tathwade

The same diligence applies here as anywhere in PCMC, with two local emphases:

  • MahaRERA registration and the carpet area recorded against it — verify on the portal, not the brochure
  • PCMC sanctioned building plans and the Commencement Certificate for the specific survey number
  • Access road status — because Tathwade grew on fragmented parcels, confirm the approach road is a planned public road and not a private easement
  • Water supply arrangement — whether the project is on PCMC supply or dependent on tankers
  • The builder's completed projects in the same corridor, ideally one you can visit that is four or five years old

The Bottom Line

Tathwade is the West Pune corridor that gets overlooked because it lacks a headline — no expressway frontage like Kiwale, no highstreet like Ravet, no established brand like Wakad. What it has is the shortest commute to the region's largest employment centre, at a price below the locality next door. For a buyer with a five-year view and the patience to pick the right builder, that is a stronger starting position than most of what is being marketed harder.
